Hi everyone, I’ve recently settled down in Barcelona and finally managed to get the major task of buying a house done. Throughout the process, I realized that besides the price of the property itself, the various [Spanish property taxes] are the real headache. Since there aren’t many forum posts discussing this topic, I decided to compile my research and practical experience to help others who are planning to buy a home.

Annual Ownership Tax: Real Estate Tax (IBI)
This can be thought of as the annual property tax, officially called Impuesto sobre Bienes Inmuebles (IBI). As long as you own property in Spain, you can’t avoid this tax. IBI is a local tax levied by the city council where your property is located. In Barcelona, IBI is calculated based on an official valuation called the ‘cadastral value’ (valor catastral), multiplied by a tax rate. This ‘cadastral value’ is usually much lower than the market price, and you can find it on the Cadastre’s website or by looking at the previous owner’s tax bills.

The Barcelona City Council sets a tax rate range, typically between 0.4% and 1.1%. The rate for my house worked out to be around 0.66%. This tax is usually paid in installments. You can choose to pay it all at once or in quarterly installments, which are directly debited from your bank account, making it quite convenient.
Transaction Taxes: Property Transfer Tax (ITP) vs. VAT (IVA)
This is the largest tax expense when buying a home, and it depends on whether you’re buying a new build or a resale property.
Resale Properties: Property Transfer Tax (ITP)
I bought a resale property, so I paid the ITP. In the region of Catalonia, this tax is progressive, but for most standard homes, you can think of it as a flat rate. Currently, the ITP rate in Barcelona is 10%. For example, if you’re interested in a €300,000 property, the ITP alone will be €30,000. You must have this amount ready in advance.
New Builds: Value-Added Tax (IVA)
If you buy a brand-new home directly from a developer, you don’t pay ITP. Instead, you pay VAT (IVA), and the rate for Spanish property taxes is also 10%. On top of that, you also have to pay Stamp Duty (AJD), which is 1.5% in Catalonia. So, the total tax cost for a new build is actually 10% + 1.5% = 11.5%, a bit higher than for a resale property.

Besides these major taxes, there are also some miscellaneous costs during the buying process, such as notary fees, property registration fees, and possibly lawyer and real estate agency fees. Although these aren’t as high as the taxes, they add up to a significant amount. In short, when buying a home in Barcelona, make sure you have a sufficient budget. Never just focus on the property price alone. I recommend setting aside at least an extra 12%-15% on top of the property price to cover all these taxes and fees.
