Hi everyone! I recently bought a small apartment here in Valencia and have finally settled in. However, along with settling in comes a host of tax questions that are making my head spin, especially the infamous property tax, known as **IBI **. The real estate agent mentioned it before but didn’t go into detail. Now that I’m looking into it myself, I’ve found it’s quite complex. So, I’m starting this thread to share what I’ve learned and also to ask you veterans if my understanding is correct, especially concerning current Spanish property prices.

This IBI tax isn’t a single national rate; it’s determined by each local city council (Ayuntamiento). So, if you live in Madrid and I live in Barcelona, we could pay very different amounts even if our properties have the same value. The basic formula for calculation is: Cadastral Value × Tax Rate set by the City Council. This ‘Cadastral Value’ (valor catastral) is not your purchase price but an administrative value assessed by the government, which is usually significantly lower than the market price. You can find your property’s cadastral value on the Cadastre’s website (Sede Electrónica del Catastro) or by checking the property deed (escritura) or a previous owner’s IBI bill.
What is the IBI Tax Rate?
This rate is what concerns most people. The city council sets a range of rates depending on the type of property. From what I’ve researched, for standard urban residential properties like our apartments, the rate generally falls between 0.4% and 1.1%. But it really varies from city to city! For instance, central areas of major cities might have higher rates, while smaller towns are generally more affordable, which is a key factor when buying property in Spain. So, to find the exact figure, the most reliable method is to go directly to your city council’s official website and search for ‘Tipo de Gravamen IBI’.
Let’s Do a Sample Calculation
To make it clearer, let’s use a hypothetical example. Let’s say my apartment’s cadastral value is €100,000, and the IBI rate in my city this year is 0.75%. My annual IBI payment would be:
| Item | Amount/Rate |
| Cadastral Value | 100,000 € |
| City Council Tax Rate | 0.75% |
| Total IBI Due | 750 € |
That comes out to €750 for the year, which seems manageable. Of course, if your property has a higher cadastral value or if you live in a city with a higher tax rate, this expense will be much greater. Additionally, I’ve heard that some families can apply for reductions, such as for large families (familias numerosas) or social housing (VPO - Vivienda de Protección Oficial), which can offer significant discounts. However, the specific policies depend on each city council, so it’s worth looking into if you think you might qualify.
IBI is a fixed annual expense, so it’s a good idea to estimate it before buying a property. I’m curious, how much do you all pay in IBI each year? Have you run into any issues or have any money-saving tips to share? Let’s discuss in the comments below!
