The economic situation feels a bit uncertain lately, and some friends are considering a career change, which brought up the topic of being a real estate agent. To be honest, I’m quite curious too. Here in Spain, especially in big cities like Madrid and Barcelona, what’s the actual income a real estate agent can make? Seeing them dressed in suits and driving around all the time, it seems like a lucrative job, but I don’t know the specifics.

From what little I know, the income structure in this industry seems quite complex; it’s not a simple fixed salary. Most agencies operate on a ‘low base salary + high commission’ model. The base salary might barely be enough to cover the autónomo (self-employment social security) fees, and you can’t rely on it for living expenses. A friend of mine who previously worked at a small agency said his base salary was less than €1000, so he relied mainly on commissions from property sales. The bulk of the earnings comes later, and if you don’t close a deal, you’re essentially working for free. The pressure is immense.
The commission part is even more variable. Generally, the agency charges a service fee, typically between 3% and 6% of the property’s sale price. Who pays this fee—the buyer, the seller, or both—and how much each pays can vary with every deal. Then, the agent receives a personal commission from this service fee collected by the company. This commission rate is the key factor determining your income, and I’ve heard it can range from 20% to 50%, depending entirely on personal performance and company policy. For example, if you sell a €500,000 property and the company charges a 3% commission (€15,000), a 30% personal cut would mean €4,500 for you. It sounds appealing, but the problem is, you can’t expect to close a deal every month.
To provide a clearer picture, I’ve put together a rough income model. Of course, this is just an estimate, and it can vary significantly between different companies and cities:
| Position/Level | Monthly Base Salary | Commission Rate | Notes |
| New Agent/Assistant | €800 - €1200 | 15% - 25% | Mainly responsible for viewings and paperwork; closing deals requires team support |
| Independent Agent | €1000 - €1500 | 30% - 50% | Experienced, has their own client base; performance is everything |
| Team Leader | €1500 - €2000+ | Personal commission + team performance bonus | Besides selling properties themselves, they also manage a team, which affects real estate consultant salaries and offers a more stable income |
This industry is a classic example of the ‘80/20 rule’ in action: a small number of top agents can earn over a hundred thousand or even several hundred thousand euros a year, but the majority probably struggle around the average salary line. Moreover, the initial period after entering the field can be extremely tough, as reflected in the typical real estate agent salaries; you might go several months without any income. So, I wanted to ask if there are any experienced members or friends currently working in this profession on the forum? Do you think it’s still a good time for a newcomer to enter the market?
