I just saw a Forbes list of Spain’s 100 wealthiest people, and I’ve singled out the top tycoons most involved in real estate. I’m sharing this to get the scoop and see if we can learn anything from their investment strategies.
# The Big Players in Spanish Real Estate
When you think of Spain’s richest person, everyone knows it’s Amancio Ortega, the founder of Zara. But he has another, less-known title: the world’s most formidable landlord. Through his investment firm, Pontegadea, the magnate holds a vast portfolio of prime properties globally, with a particular preference for commercial real estate, office buildings, and hotels in prime locations. In Spain, many landmark buildings in Madrid and Barcelona are actually his assets. It seems that following his lead by investing in commercial property in major cities could be a much lower-risk strategy.

Ranking second is his daughter, Sandra Ortega Mera. Although she keeps a much lower profile, she also manages a huge portfolio of assets through her holding company, Rosp Corunna, with a large portion in real estate. However, her investment style seems more diversified, including residential and tourism properties in addition to commercial real estate. This might be a hint for us: don’t put all your eggs in one basket. A diversified portfolio could be better for spreading risk.
A few other families are also worth mentioning, such as the Roig family, owners of the Mercadona supermarket chain, who have significant real estate investments in Valencia and other regions, in addition to their primary retail business. Then there’s the Botín banking dynasty, which has a deep presence in the real estate sector through their bank and private investments. The common thread among these tycoons is that cash flow is king, and they have an extreme preference for prime assets in core locations.

Of course, the amount of capital we regular people have is no match for these giants.
