I’ve been apartment hunting recently, based in Madrid. I’m on a limited budget but have a weakness for living up high, always dreaming of a place with a better view. After looking around, I’ve found that the pricing for high-rise apartments in Spain can be quite a mystery. In the same building, just a few floors’ difference can mean a price gap of tens of thousands of euros. So, I wanted to start this thread to chat with everyone and also organize my own thoughts.
Core Factors Influencing the Price
I feel the main factors affecting high-rise prices are as follows:
Floor Level and View : This is the most straightforward factor. Generally, the higher the floor, the more expansive and unobstructed the view, and the better the natural light, so the price naturally goes up. This is especially true in major cities like Madrid and Barcelona. If you can see landmarks like Madrid’s Cuatro Torres Business Area or Barcelona’s Sagrada Familia, the price will definitely be premium. For a few properties an agent showed me, the price for a penthouse duplex was at least 1.5 times that of a standard mid-level apartment in the same building, sometimes even more. It’s quite astonishing.
City and Neighborhood : This one is self-explanatory. The city determines the baseline property prices. Madrid and Barcelona are in the top tier, closely followed by coastal or popular tourist cities like Málaga, Valencia, and Seville. But even within the same city, neighborhood differences are huge. For example, in Madrid, a new high-rise in the Chamartín district and an older one in the Usera district are worlds apart in price. Newer areas are well-planned, have comprehensive amenities, and feature more modern high-rise buildings, making them naturally more sought-after.

High-Rise Price Comparison: Madrid vs. Barcelona
I’ve been focusing mainly on these two cities and did a bit of research, putting together a rough comparison of high-rise properties in Spain. The data isn’t perfectly accurate, as it’s mainly based on my recent viewings and online searches, but it should give you a general idea:

As you can see from the table, the price per square meter for premium high-rises in Madrid and Barcelona is indeed high. Valencia, as the third-largest city, appears much more affordable. It’s also worth mentioning that many new high-rise communities come equipped with pools, gyms, and Padel courts, and these common amenities are a significant part of the property price.
If you want to live “in the clouds” in Spain, you definitely need to have your wallet ready. Personally, I might take a step back and not aim for the top floor, opting instead for a mid-to-high level floor with a decent view and good light, which feels like a more cost-effective option.
