While most of us are still struggling to save for a down payment, it begs the question: who is actually buying these properties, especially the ones costing millions of euros?
International Buyers Dominate, with Latin American Elites Leading the Charge
I used to think it was mainly Chinese or Russian buyers, but recent data and reports show that the main force now is actually wealthy individuals from Latin America. Buyers from Mexico, Venezuela, and Colombia, in particular, are making significant purchases without hesitation. Their motivations are twofold: to safeguard their assets by investing in the relatively stable European market, and to obtain the ‘Golden Visa,’ which allows their families to live and travel freely throughout Europe. It’s said that many of the newly sold luxury properties in the Salamanca district have been acquired by prominent Latin American families.

European and North American Buyers are Also a Strong Presence
Besides Latin Americans, traditional European buyers from countries like the UK, France, and Germany have always been a significant force in the Spanish property market. They are primarily drawn to Spain’s sunshine, beaches, and relaxed lifestyle, with many purchasing homes for vacation or retirement. Additionally, the number of American buyers is on the rise, possibly due to the favorable euro-to-dollar exchange rate, making property in Spain an attractive investment for them.
