Lately, there have been many discussions on the forums about the Non-Lucrative Visa, but I feel that posts about obtaining a Golden Visa through real estate investment are not very centralized. I’ve been researching this path myself recently and have spent quite a bit of time compiling information. I wanted to post it here to exchange ideas with everyone, see if there are any misunderstandings on my part, and provide a reference for others with similar plans.
What is the Golden Visa
In simple terms, it’s an investment residency permit program. The most common method is to invest at least €500,000 in real estate in Spain. This can be a residential property, a commercial unit, land, or even multiple properties whose total value reaches the €500,000 threshold. The biggest advantage of this visa is its very flexible residency requirement. You only need to enter Spain once in the first year, and then once every two years thereafter, meaning there’s virtually no ‘residency obligation’ (often called ‘immigration jail’). This is quite appealing for those who want to secure a status but don’t plan to live in Spain long-term.

Key Differences Between the Golden Visa and the Non-Lucrative Visa
Many people confuse these two. I’ve created a simple table to distinguish them. It might not be exhaustive, but it should cover the core differences. They are suited for completely different groups of people, so it’s crucial to be clear about your primary needs before choosing.
| Feature | Golden Visa | Non-Lucrative Visa |
| Investment Requirement | Minimum €500,000 in real estate or other investments | No strict investment requirement, but proof of sufficient funds is needed |
| Work Rights | Allows work and business activities | Does not allow work |
| Residency Requirement | Almost no residency requirement | Must reside for 183 days per year |
| Application Location | In Spain or at an overseas consulate | Must be at an overseas consulate |
From my personal perspective, if you still have a career or business to manage back in your home country and just want a ‘Plan B’ for yourself and your family, the flexibility of the Golden Visa is unparalleled. However, if your goal is to integrate into Spanish life as soon as possible and you have a limited budget, the Non-Lucrative Visa might be a more suitable starting point. I have heard rumors that the policy might be tightening, though I’m not sure if it will actually be abolished. This is something that requires continuous monitoring of official announcements.
Finally, I’d like to ask everyone, especially the veterans who have already obtained their status through the Escritura: when you were choosing a property, which cities did you primarily consider? Did you choose major cities like Barcelona and Madrid, or coastal cities like Málaga and Alicante? What was the approximate return on investment and the subsequent holding costs? I’d love to hear about your experiences. Thank you very much!
