I’ve been house hunting in Madrid for a while now. With a limited budget, the city center is out of the question, so I’ve turned my attention to the eastern districts. My search has focused on three areas: Moratalaz, Vicálvaro, and San Blas-Canillejas. After several weeks of viewings and meeting with numerous real estate agents, I’ve found that each district has its own pros and cons. I wanted to share my thoughts and also hear advice from those with more experience.
First Impressions of Each District
Moratalaz: This district felt the most comfortable to me. The amount of green space is incredible, with parks and green areas everywhere. The streets are wide and well-planned. The population is predominantly older, local Spaniards, making the entire area very quiet and safe. Amenities are also very convenient, with supermarkets like Mercadona and Ahorramás within walking distance. The downside is that the buildings are generally older, many dating back to the ’60s and ’70s, which often require significant renovation. Furthermore, when it comes to real estate in eastern Spain, prices here are the highest among the three districts.
Vicálvaro: This district feels more vibrant, largely due to the presence of the Rey Juan Carlos University campus, which brings in more young people and students. The Valdebernardo area, developed after the ’90s, features newer residential communities and apartment layouts that look quite appealing. Transportation is also convenient, with Metro Line 9 providing a direct link to the city center. However, my impression is that the demographic makeup is more diverse than in Moratalaz.
San Blas-Canillejas: This is the largest district and also the most varied. The areas near the M-40 highway, like Las Rosas and Canillejas, feel nice, especially Las Rosas with its large shopping center, making daily life very convenient. However, some parts, like Simancas, are more average. The biggest advantage of this district is the wide variety of options, from older, smaller apartments to nearly new homes. The price range is also the broadest, offering a good chance to find a property with great value.
Personal Comparison of Key Points
To make it more intuitive, I’ve created a simple table based entirely on my personal feelings, so it may not be completely accurate:

This is a photo I took at Parque de la Cuña Verde in Moratalaz. The environment is truly wonderful. After speaking with several Spanish real estate agents, I’m personally leaning towards Valdebernardo in Vicálvaro or continuing to hunt for a deal around Las Rosas in San Blas.
