I’ve been house hunting in Madrid recently and have met many real estate agents, which made me realize it’s a bit of a minefield. Some agents are incredibly professional, explaining all the procedures and legal issues clearly. Others seem completely unprofessional, unable to answer basic questions and just pushing you to pay a deposit quickly. It got me wondering: are there any entry requirements for the real estate profession in Spain? Can just anyone become an agent?
After doing some research, I found that the regulation of real estate agents in Spain isn’t uniform across the country. In most autonomous communities, like Madrid, you’re not technically required to have a specific certificate to open an agency. However, in other regions, such as Catalonia, the rules are much stricter. Therefore, the ‘certifications’ we often hear about are more like professional accreditations or marks of a trade association, which can help us quickly gauge an agent’s professionalism and reliability.

Two Common Agent Qualifications
I learned about two main types of qualifications that you can look out for when searching for an agent:
Agente de la Propiedad Inmobiliaria (API)
This is arguably Spain’s oldest and most prestigious professional certification for real estate agents. To become an API, one must pass official training and exams and be registered with the corresponding professional association (colegio). Agents with API credentials usually have solid knowledge of law, taxes, and the market. They are also regulated by the association, which gives us an avenue for filing complaints if issues arise. You’ll often see the API logo on the glass doors or business cards of reputable agencies.
Agente Inmobiliario de Cataluña (AICAT)
This is a mandatory registration specific to the autonomous community of Catalonia. When dealing with property matters like getting a Nota Simple or looking for an agent in Barcelona or other Catalan cities, you must verify that they are registered with AICAT
! It’s a legal requirement. Operating without this registration is illegal. This system ensures that agents meet basic criteria, such as having a physical office and carrying civil liability insurance. We can easily check their registration status on the Catalan government’s official website.

Although certification isn’t mandatory everywhere, an agent who invests the time and money to obtain professional credentials and join a trade association is likely to be more professional and responsible. When choosing an agent, simply asking, “Are you an API?” or “Do you have an AICAT registration number?” can help you filter out many unreliable options.
