Lately, I’ve seen many discussions on forums about various secure civil service exams (oposiciones) in Spain, but the information seems a bit scattered. Since I’m currently preparing for what’s considered one of the toughest of them all, the Property Registrar exam, I decided to start this thread. I want to share what I’ve learned and some personal insights, hoping it can be a useful reference for others considering this path. I also welcome any advice from those who have gone before me!
The full name of this exam is Oposición a Registros de la Propiedad, Mercantiles y de Bienes Muebles, which translates to the competitive examination for Registrars of Property, Commerce, and Movable Goods. Simply put, if you pass, you become a Property Registrar, responsible for reviewing and registering various property documents. It’s a position with significant power and responsibility, and of course, a very attractive salary. But! Its difficulty is legendary. Along with the exams for judges, prosecutors, and notaries, it’s known as one of the four most difficult national law-related exams in Spain.

What’s on the Exam?
The exam is divided into four main parts, all of which are oral presentations or case analyses; there are no multiple-choice questions for a ‘lucky’ break. The amount of content to prepare is overwhelming, with a total of 372 temas (topics) covering various fields such as Civil Law, Mortgage Law, Commercial Law, Procedural Law, Administrative Law, and Tax Law. This is a completely different beast compared to other professional certifications, such as the Spanish real estate agent exam.

As you can see, this is an ultimate test of one’s deep understanding and comprehensive application of legal knowledge. The preparation period is typically measured in years; the common consensus I’ve heard is an average of 5-7 years, sometimes even longer. It requires dedicating a huge amount of time every day to memorizing, understanding, and reciting dry legal articles. It’s truly an all-out war of willpower, intellect, financial resources, and family support. Many people give up halfway through.
I’m not writing this post to discourage anyone, but to ensure that everyone interested in this exam has a realistic understanding of its difficulty. If you’re truly determined, you must be prepared for a long haul. Finding a good Preparador (a specialized tutor) is crucial. They not only guide your studies but also provide mental support when you’re on the verge of breaking down.
