However, buying the property was just the first step; soon after, all sorts of tax bills and invoices started rolling in. It took me a while to figure everything out. Since I see many people on the forum asking about this, I decided to create a post to share what I’ve learned about property tax and community fees. Main Ownership Costs: IBI and Comunidad
In Spain, after buying a property, the two main fixed annual expenses you’ll have are IBI and Comunidad. The former is the property tax paid to the city council (Ayuntamiento), and the latter is the community fee paid to the homeowners’ association. These are the biggest costs and must not be forgotten, as late payments can lead to fines and penalties.
IBI - Property Tax
IBI (Impuesto sobre Bienes Inmuebles) is a tax that all property owners must pay annually to their local city council. Whether you live in an apartment, a townhouse, or a detached villa, if you own property, you have to pay it. This tax is primarily calculated based on the property’s cadastral value (valor catastral), which is an administrative valuation set by the government and is usually significantly lower than the market price. The tax rate varies by city, typically ranging from 0.4% to 1.1%. For example, the rates in Madrid and Barcelona are different. The payment period is usually from September to November each year. You can pay it directly at a bank or set up a direct debit from your bank account on the city council’s website. The latter is more convenient and may even offer a small discount.

Comunidad - Community Fees
If you buy an apartment or a property in a complex with shared areas, you will definitely have to pay Comunidad fees. This money is used to maintain all the common areas shared by the owners, such as elevators, hallway cleaning, gardens, swimming pools, security gates, etc. The cost depends on the complex’s facilities and services. Some older buildings might have community fees of just a few dozen euros a month, but for a high-end complex with 24-hour security, a large pool, and a gym, it’s normal for fees to be one or two hundred euros per month. These fees are usually paid quarterly or monthly. Personally, I feel that although it’s a significant expense, it’s worth it for a clean and safe environment. After all, who wants to climb stairs every day in a building without an elevator or swim in a dirty pool?
Besides these two major costs, there’s another small fee to remember: the waste collection fee (Tasa de Basura). This is also paid to the city council. The amount is not large, ranging from a few dozen to over a hundred euros a year, and it is usually included with the IBI bill or sent separately.
