I’ve been keeping an eye on properties in the south lately, especially around Marbella, which feels like a truly magical place. Sunshine, beaches, celebrities… with all this glamour, it’s no surprise that property prices are a hot topic. I’ve spent a fair bit of time researching and talking to a few agents, so I wanted to share some of my findings and the data I’ve come across. Hopefully, this can get a conversation started and I can hear your thoughts too.
Marbella is a large area, and prices can vary dramatically from one neighborhood to another. You can’t just generalize with an average price. For instance, areas like Nueva Andalucía or San Pedro Alcántara have a more local, residential feel with excellent amenities, making them relatively more ‘affordable’. A decent two-bedroom apartment here might range from €300,000 to €600,000, though of course, location, floor level, and condition play a huge role.

Then there’s the legendary ‘Golden Mile,’ which connects Marbella’s town center to the Puerto Banús marina. Property prices in this area are a whole different story. It’s home to the most exclusive mansions, beachfront villas, and high-end apartments. I’ve seen some listings where larger apartments easily go for over a million euros, and detached villas can cost several million, or even tens of millions. All I can say is, my wallet can’t keep up with my imagination… It’s the same story near the Puerto Banús marina, where apartments with yacht views command very firm prices.
Price Overview by Area
To make things clearer, I’ve put together a simple table on Marbella property. The data is sourced from what I’ve seen on Idealista and Fotocasa, so it’s just a rough guide. Actual prices will vary, so take it with a grain of salt.
| Area | Typical Apartment Price Range | Typical Villa Price Range |
| Nueva Andalucía | €350,000 - €800,000 | €1,500,000 - €5,000,000 |
| Golden Mile | €800,000 - €3,000,000+ | €3,000,000 - €20,000,000+ |
| San Pedro Alcántara | €280,000 - €600,000 | €800,000 - €2,500,000 |
| Elviria / East Marbella | €300,000 - €700,000 | €1,000,000 - €4,000,000 |
It seems the Marbella property market is still very hot, especially the high-end segment, which doesn’t seem to be as affected by economic cycles. For those looking for a primary residence, areas like San Pedro or Elviria might offer better value for money. If it’s purely for investment, then it’s worth taking a closer look at the Golden Mile and the areas around the golf courses in Nueva Andalucía. Are there any friends here who have already bought property in the area? Or any neighbors currently house-hunting? Feel free to join the conversation and share your experiences and opinions!
