Hi everyone, I’m new to Spain and currently looking for a ‘piso’ (apartment) to rent around Madrid to settle down. I’ve run into a question during my search that I don’t fully understand and was hoping to get some advice from the experienced members here.
In the property listings from agents, many apartment buildings mention a fee called Comunidad. The agent explained it’s a monthly fee for the maintenance of the community’s common areas. It sounds a bit like the property management fees I’m used to back home, but I’m not entirely sure. Does this Comunidad fee specifically include what we’d typically call a ‘security fee,’ or is that charged separately?

In the residential complex where I used to live back home, the management fee clearly included a portion for security services like guards and surveillance systems. Here in Spain, however, I’ve noticed that some older residential buildings with security in Spain just have a standard lock on the main door and no security desk downstairs, making it seem like there are few security measures. Yet, the agent insists that the Comunidad fee is mandatory. This has left me confused about what this money is actually used for. Do all types of properties have this fee? For instance, would a standalone ‘chalet’ (house) not have a Comunidad fee?
What Exactly Are Comunidad Fees?
After asking around and doing some online research, I’ve put together a rough breakdown of what Comunidad fees might cover. I’m not sure if this is accurate, so I’d appreciate it if you all could take a look and correct me:

Based on this table, if the community employs a concierge, their salary would come from the Comunidad fees, which could be considered a form of security cost. But if the complex doesn’t have a concierge at all, does that mean there’s no security service provided? It feels very different from the concept back home of having security guards on 24-hour patrol.
