I’m new to Valencia and have been actively house hunting recently, looking to buy a place for myself. I’ve visited many areas and talked to several agents, and I feel it’s quite a complex process. I’m starting this thread to share my thoughts on a few neighborhoods I’m considering and would love to hear your opinions. Any advice from experienced folks would be greatly appreciated.
The Main Areas I’m Looking At
Right now, I’m focusing on a few central locations because they are convenient for work and daily life. Transportation is my top priority, followed by the surrounding environment and amenities. My budget is limited, so I’m not looking at luxury Valencia property areas. I’m mainly considering apartments with a total price between €200,000 and €350,000.
Around the City of Arts and Sciences
The environment here is fantastic, right next to the Turia Gardens, which is perfect for running and walking. There are many new residential buildings with modern layouts, and many come with a garage and swimming pool. I viewed a three-bedroom apartment of about 110 square meters, listed at €320,000. There’s a Mercadona just downstairs, making daily life very convenient. The downside is that it feels a bit disconnected from the lively, authentic atmosphere of the old town, more like a modern new district. Also, the prices are quite high; I wonder if they’re a bit inflated?
Ensanche and Ruzafa
These two adjacent neighborhoods are personal favorites of mine. Ruzafa, in particular, is now Valencia’s trendiest district, full of boutiques, cafes, and restaurants, giving it a very vibrant feel. Ensanche is a bit quieter, with beautiful architecture featuring classic high-ceilinged apartments. The buildings here are generally older, and many require renovation. I found an apartment in Ruzafa, around 80 square meters, for €250,000, but the interior needs a complete overhaul. After estimating the renovation costs, it adds up to a significant expense.
