These two are arguably the biggest and most unavoidable annual expenses. First up is IBI (Impuesto sobre Bienes Inmuebles), which is the property tax. This tax is paid to the local city council, and the rate varies from city to city, typically ranging from 0.4% to 1.1% of the property’s cadastral value. The cadastral value is not your purchase price; it’s an administrative valuation by the government, which is usually much lower. To give you an example, the annual IBI for my small apartment is around 450 euros, which is quite reasonable.
Another one is community fees (gastos de comunidad). If you buy an apartment or a terraced house, this expense is unavoidable. It mainly covers the maintenance of common areas like elevators, stairway cleaning, gardens, swimming pools, etc. This fee can vary widely, from 30 euros to several hundred euros per month. My apartment is quite standard and doesn’t have a pool, so the community fee is 60 euros a month, totaling 720 euros a year.

Other Significant Miscellaneous Costs
Besides the two main expenses above, there are other miscellaneous but necessary costs to consider. First is the waste disposal fee (tasa de basuras). This is also paid to the city council. The amount is not large, and the collection method and cost vary by region. Some charge annually, while others include it in the water bill. It typically ranges from a few dozen to over a hundred euros per year.
Next is home insurance. Although not legally mandatory, who would dare to go without it? The losses from a water leak or fire could be huge. A basic home insurance policy with adequate coverage costs around 200-400 euros per year. I highly recommend getting one for peace of mind.
