On the other hand, many small to medium-sized developers are really feeling the pain. A friend who works on construction sites told me that building costs have skyrocketed—steel, cement, energy, you name it. Some small Barcelona property developers with projects approved last year simply can’t build them on the original budget. They either have to bite the bullet and build at a loss, or they just do a runner… uh, delay the project or stop construction entirely.
New Builds vs. Resale Homes: The Buyer’s Dilemma
It’s precisely because of this uncertainty in the new-build market that I’ve noticed many friends are shifting their focus to resale homes. New builds have high prices and potential delays in delivery. In contrast, with resale properties, what you see is what you get, and there might be more room for price negotiation. However, resale homes have their own set of problems to consider, such as the need for renovations, outdated plumbing and wiring, and the community environment. Personally, I still lean towards a new build because everything is new, meaning you likely won’t have to worry about major repairs for the next decade. But in the current market, it’s a tough decision that’s making me hesitate.
