Core Property Ownership Costs
This part covers the unavoidable annual fees you have to pay as long as you own a property. It mainly consists of two major components:
Property Tax
This is likely the biggest expense. The full name is Impuesto sobre Bienes Inmuebles (IBI), and it’s paid annually to the local city council. The tax rate isn’t fixed; it varies by city and even by district, ranging from about 0.4% to 1.1% of the property’s cadastral value. For example, an 80-square-meter apartment in downtown Madrid might incur an annual tax of €400-€800. This is usually paid in installments or as a lump sum.
Community Fees
If you buy an apartment or a townhouse, community fees are unavoidable. This money is used to maintain the common areas of the complex, such as elevators, hallway cleaning, gardens, swimming pools, etc. The cost depends on the luxury level of the facilities. A standard apartment might cost €50-€80 per month, but for a high-end complex with 24-hour security, a large pool, and a gym, it’s not uncommon for the fee to be over €200 per month. Be sure to ask about the community fees before buying!

Other Miscellaneous Expenses
Besides the two main items above, there are other miscellaneous costs that can add up:
