I’ve been looking at properties lately and am ready to make a purchase. While discussing my mortgage with the bank, one word kept coming up: Tasación, which means property appraisal. I used to think the bank would just casually estimate the value, but I soon realized it’s more complex. Choosing the wrong appraisal company could affect my loan amount or even the success of the entire transaction. So, I did some research and thought I’d share it with fellow forum members who might find it useful.
In short, a Tasación is an official report issued by an independent professional company, regulated by the Bank of Spain, after assessing a property’s value. This report is the primary basis for the bank’s decision on how much to lend you. For example, if you’re interested in a house priced at €500,000, but the appraisal report values it at only €450,000, the bank will only grant you a loan based on 80% of €450,000. You’ll have to pay the remaining difference out of pocket. Therefore, a fair and accurate appraisal is crucial.

How to Choose an Appraisal Company?
Banks usually provide a list of appraisal companies they partner with, and you can choose from it. Although you theoretically have the right to hire any company certified by the Bank of Spain, using one recommended by the bank is often more convenient for a smoother loan process, as they are familiar with each other’s procedures and communicate more efficiently. However, if the bank gives you only one option, or if you feel their valuation is unreasonable, you can certainly request a different company or find one on your own. When choosing, consider these points:
- Independence and Certification: It must be certified by the Bank of Spain.
- Market Reputation: You can search for online reviews to see what others are saying about the company.
- Service Area and Efficiency: Confirm that they cover the area where your property is located and check the turnaround time for their property appraisal reports.
Common Appraisal Companies and Fee Estimates
I’ve compiled a list of some of the more common and larger companies in the market, along with their approximate fees. The cost generally depends on the property’s value and size, so this is just a rough guide. You should always confirm the exact price with their quote.
| Company Name | Market Share / Features | Estimated Appraisal Fee |
| Tinsa | Market leader, widest coverage | €400 - €600 |
| Sociedad de Tasación | Long-standing, authoritative data | €350 - €550 |
| CBRE | Internationally renowned, excels in commercial real estate | Higher price, requires individual consultation |
| Gesvalt | Comprehensive services, good efficiency | €300 - €500 |
| Valtecsa | Strong in specific regions | €300 - €500 |
This step costs a few hundred euros, but it’s an unavoidable expense. Finding a reliable appraisal company and getting a fair valuation lays a solid foundation for the entire home-buying process.
