Many people might assume that homes in major metropolises like Madrid and Barcelona are large, but the reality is quite the opposite. Based on consolidated data from the National Statistics Institute and various real estate portals, Zaragoza surprisingly ranks as the provincial capital with the largest average home size in all of Spain, reaching an astonishing 109.8 square meters! It’s a paradise for lovers of spacious living. Close behind are Albacete and León, both with averages over 108 square meters.
In contrast, well-known cities like Madrid and Barcelona have much smaller average home sizes due to their high population density and property prices. The average in Madrid is approximately 89.9 square meters, while Barcelona’s is even smaller at just 82.5 square meters. It’s understandable, though. Securing your own small home in the city center is an achievement in itself, so size may not be the primary concern. After all, location is king.
