As the weather gets better, I’ve been thinking about getting a place on an island for weekend or holiday getaways—a place to just relax and unwind. After researching various options, Mallorca seems to be the best all-around choice. The scenery is unbeatable, and the amenities are comprehensive. However, once I actually started house hunting, I realized there’s a lot to it—it can be tricky. So, I’m starting this post to share my findings and also to keep a personal record.

First, let’s talk about prices. Property prices in Mallorca have seen a rather dramatic increase in recent years, especially in popular areas. I’ve been focusing on a few key areas: the capital city of Palma, the affluent southwest, and the quieter northern regions. Apartments in Palma’s old town have a lot of character, but they are often small, and many older buildings lack elevators. Despite this, they aren’t cheap—a decent one-bedroom apartment can start at over €300,000. The villa areas in the southwest are on another level, with prices easily reaching into the millions of euros. It feels like they’re tailored for wealthy buyers from Northern Europe and Germany. For the rest of us, it’s more a case of window shopping just admiring them.
Area Selection and Lifestyle Experience
If you don’t insist on living in the prime tourist hotspots, you can find much better value for money by looking inland or towards the north. For instance, around Inca or Manacor, prices are more affordable, and the lifestyle is more local. Of course, the trade-off is being a bit further from the beach; you might need to drive 20-30 minutes to find some great Mallorca properties. For those who love tranquility, the mountain towns in the north, like Deià or Valldemossa, are practically heaven on earth. However, properties there are equally scarce and expensive, and it can get quite quiet during the winter. So, your choice of location really depends on your lifestyle and budget.
Property Price Reference by Area
Based on some listings I’ve recently browsed on Idealista, I’ve put together a rough price range for reference. Keep in mind this is just a general guide; the actual price will depend on the property’s specific condition, floor level, views, and so on.

Finally, when buying a property in Mallorca, it’s crucial to consider not just the purchase price but also the various taxes and ongoing ownership costs. For example, there’s the Property Transfer Tax (ITP) payable on purchase, as well as annual costs like the Property Tax (IBI), community fees, and utility bills. If you plan to rent it out, you also have to consider the issue of a rental license (licencia turística), which is currently very difficult to obtain. Not all properties are eligible for legal short-term letting. In short, make sure you do your homework thoroughly and don’t make a rash decision.
