Hello everyone! I’ve recently obtained my residency permit, and as life is settling down, I’ve started thinking about buying a house in Spain. I’ve looked at some properties and the prices seem reasonable, but paying in full is not an option, so I must consider a mortgage.
Here’s the problem: there are so many banks in Spain, from major ones like Santander, BBVA, and CaixaBank to online banks like ING and EVO Banco, and I’m feeling overwhelmed. I’m wondering which bank is more friendly to newcomers like me. Will the approval process be overly complicated?

My Situation and Concerns
I currently have a stable work contract and a decent income. My main concerns are:
- Interest Rates: How to choose between fixed and variable rates? With the Euríbor rising so sharply, is a fixed rate a safer bet?
- Bundled Products: I’ve heard that many banks require you to purchase their insurance, credit cards, pension plans, etc., to get a lower interest rate. Is this a trap? Are there any banks with fewer strings attached?
- Approval Speed and Documents: As a foreigner, will the bank require a mountain of documents from my home country for the mortgage application in Spain? How long does the whole process usually take? I’m worried about dealing with a slow bank and losing a property I like to another buyer.
