Right away, both the bank and the real estate agent started mentioning something called ‘Seguro de Hogar,’ which is home insurance. They made it sound amazing, but my Spanish is so-so, and I was pretty lost. I thought I’d ask the experienced members here on the forum: what exactly is this Spanish home insurance? Is it really necessary to get it?
My biggest question is, if I bought an apartment, doesn’t the building itself have community insurance? Why would I need to buy a separate policy for myself? It feels a bit redundant and like a waste of money. The agent told me that the community insurance only covers the common areas of the building, like the exterior walls, stairs, and elevators. If, for example, a leak from my apartment floods the neighbor downstairs, or a fire damages my own kitchen, the community insurance won’t cover it. I’d have to pay for the damages out of my own pocket, which sounds a bit scary.

I’ve done some research online and asked a few friends who have taken out mortgages. It seems this ‘Seguro de Hogar’ is mainly divided into two parts: one that covers the ‘continente’ (the structure of the building) and another that covers the ‘contenido’ (the contents within). It sounds quite comprehensive. Some policies even include 24-hour emergency repair services, for things like burst pipes or power outages, which sounds very practical.
But is the claims process a hassle? I’m worried it’s easy to pay the premiums, but when an incident actually occurs, they just give you the runaround. Has anyone here had to file a claim and can share their experience? Also, there are so many insurance companies on the market, like Mapfre, Allianz, and AXA, not to mention other options for Spanish property insurance. Which ones are reliable? What’s the general cost of the premium? For example, for a 90-square-meter apartment with moderate coverage, how much would it cost per year? A few hundred euros? Or over a thousand?
