It’s that time of year again—application season! Many of you have probably already received your acceptance letters from Spanish universities, and the next step is the daunting task of finding accommodation. Especially for those coming to Spain for the first time, you might have no idea about the prices for student residences. Today, based on my own experience and that of my friends, I’ve put together a price guide for university residences in major cities. I hope it helps you out!
Price Analysis for Major Cities
Madrid and Barcelona: The Most Expensive Cities
As Spain’s two largest cities, rent in Madrid and Barcelona is naturally the highest in the country. The student residences here are usually modern with comprehensive services, but the prices… well, they can be quite steep. A single room with a private bathroom typically starts at €750 per month. If you’re looking for a studio with a private kitchen, prices exceeding €1000 are very common. You might find places that are a couple of hundred euros cheaper if they are located a bit further from the center or have older facilities, but the overall cost remains high.
Other Popular Cities: More Affordable Choices
In contrast, in university cities like Valencia, Seville, Granada, and Salamanca, finding accommodation is a much more pleasant experience! The prices for student residences in these cities are far more affordable. For example, in Valencia, a nice single room might only cost €500-€650, and the cost of living is significantly lower too. Plus, many residences have been renovated and are very comfortable. Last year my friend found a place for €400, but prices have gone up a bit this year. In short, if your university isn’t in Madrid or Barcelona, you can breathe a sigh of relief when it comes to your housing budget, as you can see from this cost breakdown for studying in Spain
.

I’ve created a simple table below to give you a clearer idea of the price ranges. Please note that these are just estimates; the actual price will vary depending on the residence brand, location, condition of the building, and the services included.
| City | Single Room Monthly Rent | Studio Monthly Rent |
| Madrid | €750 - €1200 | €1000 - €1500 |
| Barcelona | €800 - €1300 | €1100 - €1600 |
| Valencia | €500 - €750 | €700 - €900 |
| Seville | €450 - €700 | €650 - €850 |
| Granada | €400 - €650 | €600 - €800 |
Finally, here are a few personal tips: First, book as early as possible. The best accommodations are in high demand and get snapped up quickly, especially in the months leading up to the start of the semester. Second, before signing a contract, always clarify what fees are included in the rent to avoid any unexpected extra costs. Third, it’s a good idea to read reviews for different residence brands like Resa, Xior, and Livensa. And while planning your budget, you might also want to be aware of other potential expenses, such as the cost of retaking university courses.
