Auction Plot Details and Prices
The Treasury Department of the Community of Madrid has recently launched a public auction for five rustic properties (fincas rusticas). Following two previous unawarded auctions, the starting prices for this round are all below their market appraisal values, offering a low-barrier opportunity for investors. The specific details of these plots are as follows:
- Municipality of Santorcaz: A plot located in the Vega del Val area, covering 10,376 square meters. The starting price is 4,816.60 euros, while its appraisal value is 6,666.58 euros.
- Municipality of Los Santos de la Humosa: Three plots are up for auction in this municipality. One plot in the La Acequilla area covers 14,394 square meters with a starting price of 6,392.74 euros (appraisal value 8,848.08 euros). Another plot in the Abulag area is the largest in this auction, reaching 56,830 square meters with a starting price of 23,601.10 euros. The third plot, located in Mojon de Anchuelo, covers 34,007 square meters and starts at 14,122.87 euros.
- Municipality of Corpa: A plot in the La Muela area, measuring 16,626 square meters, with a starting price of 6,904.66 euros (appraisal value 9,556.62 euros). A notable feature of this plot is its adjacency to the M-225 highway.
Land Use Restrictions and Additional Costs
Potential investors must note that purchasing these rustic lands does not automatically grant building permits. The Treasury Department has clarified that all properties are sold in their current physical, legal, and urban planning states. The ultimate use of the land (e.g., whether houses can be built, permitted building types, and scale) depends entirely on the urban development plans and relevant regulatory approvals of the local municipal council.

Furthermore, successful bidders must bear not only the final hammer price but also all processing fees, related taxes, land registration costs, and expenses for updating ownership information in the cadastral system during the property transfer process.
Auction Process and Important Dates
The official announcement for this auction was published on September 28, 2026. Interested individuals or entities must submit their complete bids by October 21, 2026. The public bid opening ceremony is scheduled for 10:00 AM on October 30, 2026, at Calle Guzman el Bueno in central Madrid.
Bidding Deposit Requirements
According to the auction rules, not all plots require a deposit. For plots with a starting price below 10,000 euros, bidders are exempt from paying a deposit. However, for plots with a starting price equal to or exceeding 10,000 euros (which applies to two plots in this auction), bidders must pay the corresponding deposit as per official regulations to qualify for a valid bid.
