As the historic core of this city known for Madrid cuisine, this area with its Madrid restaurants certainly has unique charm, but there are also some issues that require careful consideration. Location Advantages Are Indeed Significant
The area near the Royal Palace is absolutely central to Madrid, with Opera metro station connecting lines 2 and 5, making it convenient to go anywhere. Nearby landmarks include Puerta del Sol and Plaza Mayor, with Gran Via’s shopping district within walking distance, and a particularly rich cultural atmosphere. It’s only a twenty-minute walk from my place to the Prado Museum, which I often visit on weekends.

However, I must be clear: property prices in this location are really not cheap. Based on my house-hunting experience at the time, the average price for apartments near the Royal Palace ranges from 5,000 to 7,000 euros per square meter, considerably higher than Madrid’s average. There are really too many tourists, especially during spring and summer, with tour groups everywhere around the Royal Palace. The small plaza below my building has people taking photos from morning to night, and sometimes I can still hear noise outside at 11 PM. But if you prioritize residential comfort, need parking, or have children requiring good school districts, you might want to consider slightly more peripheral areas like Salamanca or Chamberí.
My own feeling after two years of living here is that the area near the Royal Palace does have its unique charm - stepping out every day to see the most essential parts of this city is a rare experience. But you also have to accept its imperfections, such as noise, crowding, and parking difficulties. I suggest that before buying property, you definitely spend more time exploring this area, preferably experiencing it on both weekdays and weekends, to see if it truly suits your lifestyle.
