Madrid Rental Guide: Best Value Neighborhoods Recommended
Having lived in Madrid for five years and moved three times, I’ve gained a fair understanding of the city’s rental market through the Madrid Rental Group. Recently, I’ve seen many newcomers asking where to find affordable rentals, so I’ve compiled my experience to share with everyone.
Southern Neighborhoods: Vallecas and Carabanchel
These two districts are my top recommendations for budget-friendly rentals. Studio apartments in Vallecas typically range from 400-550 euros per month, while Carabanchel is slightly more expensive at around 450-600 euros. Although these areas are a bit further from the city center, they have convenient metro access via Lines 1 and 6. I lived in Vallecas for a year and a half, and the community atmosphere was great with nearby supermarkets and clinics. The cost of living is significantly lower than in the city center.

Rental Price Comparison Table
Below is a comparison of average rents across several neighborhoods for your reference:
| Neighborhood | Studio Apartment Monthly Rent | Two-Bedroom Monthly Rent | Time to City Center |
| Vallecas | 400-550€ | 750-900€ | 25 minutes |
| Carabanchel | 450-600€ | 800-950€ | 20 minutes |
| Tetuán | 550-700€ | 950-1200€ | 15 minutes |
| Chamberí | 700-900€ | 1300-1600€ | 5 minutes |
Other Neighborhoods Worth Considering
The Tetuán district is also a solid choice. While it’s more expensive than the southern areas, its location is closer to the city center. This area, featured in the Madrid Student Rental Guide, has many immigrant communities with diverse restaurant options and relatively reasonable rent-to-value ratio. Additionally, the Usera district offers cheaper rents, though you should pay more attention to safety and avoid returning home too late at night.
Rental Tips
When searching for apartments, I recommend using Idealista and Fotocasa primarily. Don’t rely solely on Facebook groups, as while they do have listings, there are many scammers. Always view the property in person before signing a contract, verify the landlord’s identity, and expect to pay a deposit of one to two months’ rent. If your budget is really tight, consider flat-sharing. Many people are looking for roommates to split rent, which can save you a significant amount each month.
I hope this information helps those currently searching for rentals. If you have other questions, feel free to leave comments below or check out the Madrid Rental APP recommendations for additional resources.
