Recently, I visited several villa districts in northern Madrid, and the Royal Garden villa area left a particularly strong impression on me. This area is located approximately 15 kilometers north of Madrid’s city center, near the A-1 highway, and takes about 25 minutes by car to reach Puerta del Sol in the city center. I visited the site over the weekend and compiled some information for your reference.
Geographical Location & Transportation
The location of the Royal Garden villa district is relatively convenient. Although not in the city center, Madrid Gardens is close to several major roads. By car, it takes only 20 minutes to reach Madrid-Barajas Airport, which is quite convenient for frequent travelers. Regarding public transportation, the nearest metro station is Tres Olivos on Line C, about a 12-minute walk away. There are also several bus routes nearby, but the frequency isn’t particularly high—it’s fine on weekdays, but you might wait longer on weekends.

Surrounding Amenities
Speaking of living facilities, basic needs can be met here. There’s a Mercadona supermarket within a 5-minute walk from the villa district, perfect for daily shopping. For large shopping centers, La Moraleja commercial area is a 10-minute drive away, featuring Carrefour, Decathlon, and numerous restaurants. For healthcare, the nearest public hospital is Hospital Infanta Sofía, about 15 minutes by car. There are two or three private clinics within the area itself, very convenient for minor ailments.
Educational resources are also good, with several well-rated public and private schools nearby. If you have children at Madrid Small Gardens, this is an important consideration. I asked several neighbors living there, and their feedback on nearby schools was generally positive.
Pricing & Property Types
Regarding prices, I consulted several agencies. Currently, villa prices in Madrid Gardens vary significantly, mainly depending on property age, size, and renovation status. Below is some reference data I collected:
| Property Type | Built Area | Garden Area | Price Range |
| 3BR 2BA | 180-220㎡ | 200-300㎡ | €450k-€600k |
| 4BR 3BA | 250-300㎡ | 400-500㎡ | €650k-€850k |
| 5BR 4BA | 350㎡+ | 600㎡+ | €900k+ |
Most villas come with private gardens and garages, and some newly built ones include swimming pools. Note that these prices exclude property transfer taxes and agency fees, and actual transaction prices may fluctuate. Additionally, annual community fees range from €1,200-€2,000, depending on the management services provided.
Living Experience
The environment is indeed quite peaceful, with excellent landscaping and many tree-lined streets. Walking around the neighborhood on weekends feels very comfortable, and the air quality is noticeably better than in the city center. However, there are some points to note:
Winter here is colder than the city center, due to slightly higher elevation and more open surroundings. Summer is quite cool though, and air conditioning isn’t constantly needed. Security is generally good, with guards patrolling the area, but since it’s a villa district, installing an alarm system is still recommended for peace of mind.
Evenings here are relatively quiet. If you enjoy vibrant nightlife, you might find it a bit dull. The nearest bars and restaurants require driving, unlike the city center where they’re just steps away. However, for families seeking a quiet residential environment, this is indeed an excellent choice.
Madrid’s Royal Garden villa district suits families with cars, sufficient budget, and desire to escape urban hustle. If you’re considering this area, I suggest visiting multiple times at different hours to experience the actual living atmosphere. Agents always emphasize advantages, so it’s essential to observe and compare personally before making the right decision.
