Last weekend, taking advantage of the nice weather, some friends and I drove to the La Moraleja villa district in northern Madrid. Honestly, I had only heard about this place in the news as a gathering spot for Real Madrid stars, but seeing it in person through this Madrid French-style villa experience truly made me understand what a top-tier residential area looks like.
Location and Transportation
La Moraleja is located approximately 15 kilometers north of Madrid’s city center, within the municipality of Alcobendas. From downtown, take the A-1 highway and you can reach it in about half an hour. It’s also very close to Barajas Airport, about a 20-minute drive, which is indeed convenient for players who frequently travel for work or leisure. The entire area is divided into several phases, each with its own independent security system.

We couldn’t enter the private areas, so we could only explore the perimeter. But even from the public roads, you can tell how meticulously this place is planned. The roadsides are lined with neatly trimmed trees, completely lacking the crowded feeling of the city center. It’s said that Beckham lived here during his time with Real Madrid, and legendary players like Zidane and Raúl have also owned properties in this area.
Community Amenities
What impressed me most was how comprehensive the facilities here really are. We passed by the La Moraleja Club, a massive private club that includes a golf course, tennis courts, swimming pools, gyms, and more. The membership fees are naturally astronomical—I heard from a local friend that annual fees run into tens of thousands of euros.

There are also several international schools nearby, such as King’s College and Runnymede College, which are among Madrid’s top private schools. This explains why so many foreign players choose to live here—their children’s education needs are well taken care of.
Property Characteristics
Although we couldn’t go inside to see the actual houses, from the outside you can see that the villas here are all detached buildings, with plots typically exceeding 1,000 square meters. The architectural style is predominantly modern minimalist, with some Mediterranean-style villas as well. Each house has a private garden and swimming pool, with excellent privacy—high walls and greenery provide screening, making it nearly impossible to see inside from the road.
Regarding prices, according to data from real estate websites like Idealista, villas in this La Finca villa area start at over 2 million euros, with top luxury properties selling for tens of millions of euros. For stars earning several million or even tens of millions of euros annually, this price range isn’t particularly significant. However, even with money, buying a house here isn’t easy—many properties are handled internally and never publicly listed.
Security and Privacy
The security measures at this Madrid villa helipad location are indeed strict. Each phase’s entrance has a guardhouse with 24-hour security personnel on duty. When we tried to drive in for a look, we were stopped—you must have authorization from a resident to enter. Apparently, there are also patrol vehicles making regular rounds inside the community, plus surveillance cameras everywhere, making the security level quite high. Previously, paparazzi trying to photograph stars were directly escorted out by security.
La Moraleja is truly one of Madrid’s most exclusive residential areas.
