Last month, I finally completed the handover procedures for my sunny apartment in Madrid. The entire process was more complex than I imagined, so I’m organizing my experience here, hoping it will help friends who are preparing to receive their properties.
Pre-Handover Preparations
After receiving the notification from the developer, I started preparing the relevant documents two weeks in advance. The materials you need to bring include identification, original purchase contract, bank payment receipts, and if you have a lawyer representing you, an authorization letter. Special reminder: It’s best to schedule a professional inspector in advance. Although it costs extra, professionals can spot many issues we might easily overlook.

Key Items for On-Site Inspection
On the handover day, the developer’s representative will accompany you through the property inspection. I checked each item according to my prepared checklist, mainly examining the following:
| Inspection Item | Focus Points | Issues I Encountered |
| Walls and Floors | Cracks, hollow spots, levelness | Two small cracks in living room |
| Doors and Windows | Smooth operation, sealing, glass | Balcony door lock a bit tight |
| Water and Electricity | All switches and outlets, water pressure | One kitchen outlet not working |
| Bathroom | Waterproofing, drainage, fixtures | Normal |
| Common Facilities | Intercom, mailbox, parking space | Parking space number needs confirmation |
When issues are found, take photos immediately and request the developer to note them on the handover document. Never sign just because you’re eager to move in - all problems must be documented in writing. I insisted on recording all three minor issues, and the developer promised to complete repairs within a week.
Utility Setup Process
The first priority after handover is activating various services. For electricity, I chose Iberdrola - you can apply directly on their website, and it takes about 3-5 business days to connect. For gas, you need to contact Gas Natural or Naturgy, and they’ll schedule an appointment to activate the meter. I thought it would be very complicated, but with your NIE and property documentation ready, the process was actually quite smooth.
Water service is applied for directly with the municipal company. You need to visit their office, and remember to bring your bank account information to set up automatic payments. For internet, after comparing several providers, I chose Movistar’s fiber optic package. The installation technician was punctual and finished everything the same day.
Post-Move-In Tips
It’s been three weeks since I officially moved in, and I have a few experiences to share: First, change the locks - although the developer says all keys are new, it’s still recommended for security; second, get to know your neighbors - our building has a WhatsApp group where lots of information is shared; finally, keep all receipts and maintenance records, which can serve as evidence if there are disputes later, similar to what residents at Madrid Tranquil Apartments recommend.
Overall, although this handover experience had some bumps, the result is quite satisfactory. Madrid’s sunshine is truly wonderful - every morning the balcony is bathed in golden light.
