Honestly, the price range for garden properties in Madrid varies significantly. I mainly focused on Pozuelo de Alarcón, Las Rozas, and Majadahonda. Las Rozas is relatively more affordable, with similar-sized properties ranging from €550,000 to €750,000. Majadahonda falls in between, with prices ranging from €600,000 to €800,000.

Garden orientation and maintenance condition also affect the asking price, with south-facing gardens typically commanding a 5%-8% premium. Additionally, if there’s a swimming pool, the price generally increases by €30,000 to €50,000.
Personally, I prefer properties around 15 years old, as construction quality at this age is relatively stable and prices are much more reasonable than new builds. It’s particularly important to note that some agents quote high prices, but actual transaction prices can often be negotiated down by 8%-12%, so don’t be discouraged by initial asking prices.
Budget Recommendations
Based on my experience during this period, if you want to buy a decent garden property in Madrid, you should prepare a budget of at least €600,000. This price range can get you a nice house in Las Rozas or Boadilla. If your budget exceeds €800,000, you’ll have many more options, basically covering all major areas.
I previously thought €500,000 would be sufficient, but after viewing properties in person, I found that this budget only allows for more remote areas or older properties. Don’t forget about additional costs, including 10% purchase tax, notary fees, legal fees, etc.—you’ll need to set aside approximately 12%-15% of the property price for these expenses.
Final Thoughts
After viewing so many properties, I believe the most important thing is to clarify your needs. If you prioritize school districts and living convenience, Pozuelo, while expensive, indeed offers the most comprehensive facilities. If you value cost-effectiveness and living space more, Las Rozas is a good choice. The market has been relatively stable recently, not as frantic as last year, making now a reasonably good time to buy.
