I’ve compiled my experiences with several major platforms into this guide on Spanish property platforms to share as a reference. My Experience with Major Platforms
Essentially, Spain’s online real estate market is dominated by a few major players. Their functions are largely similar, but their listings and areas of focus can differ slightly.
Idealista
This is arguably the ‘Zillow’ of Spain, the undisputed market leader. It has the most comprehensive selection of listings, whether you’re looking to buy, rent, or find a flatshare. Its app and website are both well-designed with powerful filtering options, allowing you to search by area, price, property type, and even specific features like an elevator or a pool. The main drawback is that with so many listings, there are also many agencies. You’ll often see the same property listed by different agents at different prices, so you need to be discerning. Also, good properties get snapped up fast—the phone will be ringing off the hook as soon as they’re posted, so you have to act quickly!
Fotocasa
Fotocasa is Idealista’s strongest competitor, with a similarly impressive volume of listings. I personally find Fotocasa’s interface to be more modern and its photo displays more appealing. Sometimes, agencies will post exclusive listings on Fotocasa, so if you can’t find what you’re looking for on Idealista, you might find a pleasant surprise here. Its app is also excellent, with timely notifications. Using these two platforms together will basically cover over 90% of the properties on the market.
Quick Platform Comparison
To make it more intuitive, I’ve created a simple table summarizing the key features of each platform. Besides the two mentioned above, Pisos.com is also worth checking out. Although its interface is a bit dated, you can occasionally find some great private listings. If you’re in the Catalonia region, Habitaclia is a must, as it has a very strong presence there.

A Few House-Hunting Tips
Finally, here are a few practical tips I’ve found very useful: First, always cross-reference. The price and service fees for the same property can vary across different platforms and agents. Second, pay attention to the listing date. Properties that have been on the market for over six months are either overpriced or have some major flaws. Third, in addition to the photos on the platform, always use Google Street View to check out the surrounding area and the neighborhood. This is crucial! Fourth, distinguish between agent and private listings. Prices for private listings are often more negotiable, but you’ll likely need to put in more effort during the process.
