Hello everyone, I’ve been a longtime lurker on this forum, and this is my first post. I’ve been living in Spain for several years now and I really love the pace of life here. Recently, I’ve started thinking about buying a property to settle down. My initial plan was clearly set on Spain, but a friend recently bought a vacation home in Sicily, Italy, and the price was so attractive that it got me thinking. Now I’m torn…
To be honest, I’m definitely more familiar with Spain. I have some understanding of the language, laws, and administrative procedures. The Spanish property market also feels more transparent and regulated, especially in popular areas like the Costa del Sol or around Barcelona, where there’s a wide selection of properties, excellent amenities, and it’s relatively easy to rent out. From an investment perspective, Spain’s solid tourism industry makes its property market seem more stable and reliable in terms of value retention and appreciation potential.
But the allure of Italy is also undeniable! Who doesn’t dream of that idyllic countryside life under the Tuscan sun? Besides, when it comes to buying property in Europe, if you avoid major cities like Rome and Milan, you can indeed find some very attractively priced homes in southern regions like Puglia or Calabria. Of course, I’m aware that the viral “1 Euro House” schemes are mostly a gimmick, with high renovation and tax costs behind them, and the idea that you can get residency just by buying a house is simply nonsense.

A Simple Comparison: Buying Property in Spain vs. Italy
I spent some time creating a simple table to compare some key points for both countries. There might be some inaccuracies, so please feel free to correct me!
| Item | Spain | Italy |
| Purchase Tax | ITP | Registro, Ipotecaria, Catastale |
| Holding Costs | IBI, community fees | IMU, TARI |
| Market Transparency | Higher, relatively standardized process | Lower, known for its bureaucracy |
| Friendliness to Foreigners | Very high, especially in tourist areas | Also high, but administrative inefficiency is a pain point |
| Key Advantages | Mature market, solid legal framework | Lower prices in certain regions, cultural charm |
My Personal Summary and a Request for Help
In conclusion, I’m personally leaning towards Spain, mainly because I’ve lived here for so long and feel a greater sense of familiarity and security. But there’s a part of me that keeps wondering if I should take a leap of faith and experience a completely different life in Italy. It feels like I’m constantly jumping between logic and emotion. I was wondering if there’s anyone on the forum who has looked at or even bought property in both countries? I would love to hear about your first-hand experiences. Any advice or pitfalls to avoid that you could share? Thanks in advance, everyone!
