Italy vs. Spain for Property: My Research and Dilemma
Recently, my family and I have been thinking about buying a property in Southern Europe. We’re primarily looking for a place with a good climate and a slower pace of life for future vacations or long-term stays. After narrowing down our options, we’re left with Italy and Spain. Both have their unique advantages, which makes the decision tough. So, I’ve done some homework and wanted to share it here to chat with fellow forum members and see what advice you might have.

Let’s Talk About Spain First
My impression of Spain is that its entire property buying process and market are very mature. Especially for the Chinese expat community, major cities like Madrid and Barcelona have well-established communities, making life very convenient. Although the “Golden Visa” policy has seen recent changes, Spain is still generally friendly to foreign investors. The cost of living is quite competitive for a Western European country, and the sun, beaches, and food are all major pluses. Moreover, Spanish is more widely spoken globally.
Now, Let’s Look at Italy
Italy’s appeal is more on a cultural and emotional level; you can find more information in this post about Comparing Property Purchases in Europe. The ancient ruins of Rome, the art of Florence, the rustic scenery of Tuscany… it’s a romance written into its DNA. In terms of property prices, there seems to be a huge difference between northern and southern Italy. In some small towns in the south, you can find surprisingly affordable houses. I also looked into the popular “1 Euro House” schemes, but I found that while it sounds like basically a giveaway, there are many hidden pitfalls, making it unsuitable for those looking for a hassle-free process. Additionally, I feel that learning Italian would be more challenging, and the country is notorious for its bureaucracy, which could make the buying process more complicated.
To make a more direct comparison, I’ve put together a simple table:
| Comparison Point | Spain | Italy |
| Market Maturity | High, relatively standardized process | Medium, large north-south disparity |
| Property Prices | Relatively higher, but stable | Generally lower, especially in the south |
| Property Taxes | High | Also high |
| Residency/Visa Policy | Golden Visa policy is tightening | Elective Residency Visa available, but requirements are high |
| Convenience of Living | Mature expat communities, easy to adapt | Less so, greater need for language skills |
| Cultural Appeal | Vibrant and passionate, a mix of modern and traditional | Rich in history, strong artistic atmosphere |
From the perspective of the reliability of the investment and the convenience of future living, I’m personally leaning a bit towards Spain. But Italy’s unique charm is really hard to give up. I wonder if there’s anyone on this forum who has bought property in either of these countries? How did you make your choice? I would love for you to share your experiences—any information would be incredibly valuable!
