As a newcomer to Spain, I’ve finally sorted out the process of buying a property for investment immigration. The most challenging part was filling out the various official forms, especially the crucial immigration application, Modelo EX-01. Seeing many people on forums asking about it, I decided to compile my experience to share with everyone, hoping to help others avoid some of the hurdles.
This form is a core document for your residency permit application, and any small mistake in the process of buying property in Spain could lead to your application being rejected, so it’s crucial to be extremely meticulous!
Core Section: Filling in Personal Information
The first section, “DATOS DEL EXTRANJERO/A,” is the most basic part, but it’s also where mistakes are most common. All information must exactly match what’s on your passport and NIE document. This includes capitalization, spaces, and the order of names.
| Form Field | Instructions |
| 1er Apellido | Last Name |
| Nombre | First Name |
| Fecha de Nacimiento | Date of Birth |
| Nº de Pasaporte | Passport Number |
| N.I.E. | Your Foreigner Identification Number |
| Domicilio en España | Your address in Spain, must be detailed |
The address here is very important, as future documents will be mailed to it. If you’ve just bought a property and haven’t received the title deed yet, you can temporarily use a friend’s address or your lawyer’s office, but you must ensure you can receive mail there.
Key Section: Property Information and Proof of Investment
Later in the form, you need to specify the type of residency you’re applying for; in this case, we choose “Residencia para inversores”. Here, you must prove you have completed a real estate investment of over €500,000. The most critical document is the “Nota Simple Informativa” issued by the Land Registry.

You need to accurately transcribe the property registration details, address, transaction amount, etc., from the Nota Simple into the corresponding sections of the application form. Additionally, you must attach proof of bank transfer and a copy of the purchase contract to verify the legal source of funds and the authenticity of the investment. It is highly recommended to have your lawyer review this step to ensure everything is perfect.
Common Mistakes and Important Notes
- Signature Issue: Be sure to sign by hand in the designated area on the form. Whether you sign in your native script or pinyin, it’s best to keep it consistent with the signature on your passport.
- Date Format: The date format in Spain is DD/MM/YYYY. Do not write it as
YYYY/MM/DD or MM/DD/YYYY. This is a very basic but common mistake.
- Checklist of Attachments: The form concludes with a checklist for you to tick off the submitted documents. Remember to go through it carefully based on the materials you’ve prepared and do not miss any item.
Filling out the Modelo EX-01 is a detailed task that can’t be rushed. It’s best to study it yourself first and then have a lawyer or a professional review it. After all, this concerns your residency status, so the extra time and effort are well worth it. I hope my experience is helpful to you all!
