The Crucial First Step: Applying for an NIE
This is absolutely the most important part! Without an NIE (Número de Identificación de Extranjero), or Foreigner’s Identification Number, you can’t do much of anything. You won’t be able to sign any official contracts or even open a bank account. So, before you even find your dream home, the very first thing you need to do is apply for an NIE. You can apply at a police station in Spain or through a Spanish consulate abroad. In any case, make sure to prepare in advance!

What Taxes Do You Pay When Buying a Property?
This is the part most people are concerned about, and it’s also the easiest to get confused. The main taxes you’ll pay depend on whether you’re buying a new build or a second-hand property.
New Builds
If you’re buying a brand-new property from a developer, the main tax you’ll pay is IVA (Value Added Tax), which is currently 10% in most regions. In addition, there’s also the AJD (Stamp Duty), with rates varying between 0.5% and 1.5% depending on the autonomous community.
Second-Hand Properties
When buying a second-hand property, you don’t pay IVA. Instead, you’ll pay ITP (Property Transfer Tax). The rate for this tax is also set by each autonomous community and typically ranges from 6% to 10%. For example, it’s 7% in Andalusia and 10% in Catalonia. So, it’s very important to check the local ITP rate when you’re house-hunting.
