I’ve been lurking on the forums for a long time, enjoying everyone’s life stories, and today I’d like to share some solid tips of my own. After a whirlwind half-year of endlessly browsing listings on Idealista and Fotocasa until my eyes glazed over, I almost gave up, but I finally took the plunge on a house in a white village near Málaga! The process was a bit of a journey, but the moment I saw the Mediterranean sun stream into the courtyard, I knew it was all worth it.
I had considered Madrid and Barcelona, but in the end, I was drawn to the dream of ‘a house by the sea’. The pace of life in a seaside town is truly different. There’s none of the hustle and bustle of a big city, but instead a sense of community and leisure. Daily walks on the beach, weekend visits to the local market—my quality of life feels instantly maxed out.
Location is Key, It’s More Than Just a “Sea View”
Spain’s coastline is so long, with vastly different styles from north to south. We focused our search on the Costa del Sol and the Costa Blanca. The former is more international, with established communities and convenient proximity to Málaga airport. The latter arguably offers better value for money. I highly recommend visiting in person to get a feel for the local atmosphere. Looking at photos is nowhere near enough. You need to see for yourself whether a town is just for tourists or has a year-round resident community, and what the local amenities are like.
New Build or Resale?
This is the eternal question when it comes to buying a house by the sea in Spain, and we struggled with it for a long time. I’ve made a simple comparison chart for your reference:
| Features | New Build | Resale |
| Pros | Modern design, energy-efficient, no need for renovation | Often better location, established community, move-in ready |
| Cons | Location might be more remote, newer community, long waiting period | May require renovation, higher maintenance costs, outdated design |
| Taxes | 10% VAT | 6%-10% ITP |
We ultimately chose a resale property, mainly because we fell in love with its location and the courtyard with a swimming pool. Although we spent some money on renovations, we are very happy with it.
The buying process isn’t actually that complicated; a reliable lawyer can handle almost everything. From the deposit and signing the preliminary contract to the final signing at the notary’s office, your lawyer will guide you through the entire process. Here’s a crucial piece of advice: Always thoroughly check the legal status of the property! Are there any outstanding debts? Are there any unpermitted structures? You must avoid these pitfalls, or you’ll face endless trouble later on.
Settling down by the sea in Spain is a wonderful decision, but you must do your homework beforehand. I hope my experience can help others who share the dream of a coastal home. Feel free to join the discussion and share your thoughts!
