Hello everyone! Lately, more and more people on the forum have been discussing their life plans, and there’s one topic I’ve been very interested in and conflicted about for a long time: should I buy a house by the sea in Spain? Sunshine, beaches, Tinto de verano… the picture is just perfect. But when I think about it calmly, it seems it’s not that simple. Today, I’d like to start the conversation and share my thoughts with you all.

When Dreams Meet Reality: The Allure of a Seaside Home
Does this even need explaining? The biggest benefit, of course, is the enhanced quality of life. Being able to walk down to the beach anytime, or having drinks with friends on the balcony while watching the sunset on weekends—that’s a kind of bliss you just can’t get in an inland city. Plus, for those with investment in mind, renting out a coastal property during the high tourist season can bring in a considerable rental income, making it a great source of passive income. Places like the Costa del Sol or the Costa Blanca attract tourists from Northern Europe all year round, so finding tenants is rarely an issue.
The “Traps” Behind the Romance: Issues You Need to Face
But! There’s always a price for paradise. First off, there are the maintenance costs. The humid, salty air by the sea is extremely corrosive, posing a huge challenge for the building and home appliances. A friend of mine has an apartment in Alicante, and he says he spends a significant amount of money each year on moisture-proofing the walls and rust-proofing metal fixtures. Home appliances also have a much shorter lifespan than they do inland. Furthermore, seasonal issues are quite prominent. In the summer, it’s packed with people, and you can’t even find a parking spot; in the winter, it can become incredibly quiet and deserted, losing much of its vibrancy and feeling like a ‘ghost town’.
A Quick Cost-Benefit Analysis
To make it more intuitive, I’ve created a simple comparison table:
| Aspect | Pros | Cons |
| Lifestyle | Enjoy sun & beach anytime, vacation vibe | Overcrowded in summer, potentially too quiet in winter |
| Investment Return | High rental income in peak season | High maintenance costs, vacancy risk in off-season |
| Home Maintenance | | High humidity, salt corrosion, frequent & expensive repairs |
| Daily Convenience | Excellent tourist facilities | Price hikes and strained public resources during peak season |
Taxes and community fees are also a significant expense. You have the IBI (property tax), waste collection fees, and if you’re a non-resident, you also have to pay non-resident income tax. Many seaside apartment complexes also have high community fees to maintain common facilities like swimming pools and gardens. These are all costs that must be calculated clearly before buying.
Personally, I think if you’re planning to live there long-term, genuinely enjoy the coastal lifestyle, and can accept the inconveniences and extra costs that come with buying a seaside home in Spain, then it’s definitely worth it. But if it’s purely for investment, you really need to carefully calculate the costs and potential returns. You might even consider renting in your target area for a year first to experience all four seasons firsthand. I’m curious to know what everyone else thinks. Are there any veterans here who have already bought a home by the sea? Please share your experiences! Don’t let me overthink this all by myself
