Hello everyone, recently in my work and social circles, I’ve noticed an interesting phenomenon: more and more Indonesian families are coming to inquire about and purchase property in Spain. Previously, the Asian buyers we encountered were mainly from East Asia, but now, our friends from Indonesia have become a significant presence. It feels like the charm of Spanish life is truly spreading across the globe!
I’ve chatted with a few Indonesian friends, and their reasons for choosing Spain are quite diverse. Besides the well-known Golden Visa policy, Spain’s pleasant climate, relatively friendly cost of living, high-quality international schools, and a vibrant culture that’s as passionate as Indonesia’s are all major draws. Many are interested in buying property in Spain. They hope to provide their children with a European upbringing while also securing an overseas asset and a holiday home for the family, considering the conditions for buying property in Spain.

Main Purchase Process and Key Considerations
For foreign buyers, the process is fairly standardized, but it has its complexities. In short, the most crucial steps are: applying for an NIE number (Foreigner’s Identity Number), opening a Spanish bank account, hiring a lawyer, viewing properties and paying a deposit, and finally, signing the official deed at the notary’s office and completing the property registration. Among these, the most critical step is to find an independent and reliable lawyer. He or she will help you review all the property documents to ensure there are no debts, illegal constructions, or other issues, helping you avoid potential pitfalls.
Main Costs Associated with Buying Property
Besides the property price itself, there are additional taxes and fees involved in the purchase, so it’s important to budget for them in advance. I’ve put together a simple table for your reference:
| Cost Item | Approximate Rate / Amount |
| Property Transfer Tax | 6% - 10% of the property price |
| VAT (IVA) | For new properties, typically 10% of the price |
| Notary Fees | €500 - €2,000 |
| Property Registry Fees | €400 - €1,500 |
| Lawyer’s Fees | Around 1% of the property price |
From what I’ve seen, Indonesian buyers tend to prefer major cities like Madrid and Barcelona, due to the greater business opportunities and abundance of international schools. Additionally, cities on the sunny coast, such as Malaga and Alicante, are also highly sought after for their beautiful sea views and holiday atmosphere. However, property prices in these popular areas are also rising, and some districts might have inflated prices. It’s essential to compare different options and not make a rash decision when viewing properties.
It’s wonderful to see more and more friends from different cultural backgrounds choosing Spain as their new home. I wonder if there are any friends from Indonesia on this forum, or anyone who has experience with related cases and policies for buying property in Spain? Feel free to leave a comment and share your experiences and opinions!
