Lately, many people on the forum have been asking about getting a mortgage. Since I just went through the process myself—and hit a few bumps along the way—I decided to put together a guide on the documents banks require for a loan application. I hope it helps those of you starting this journey!

The required documents fall into three main categories. As long as your job and income are stable and you have all your paperwork in order, the bank’s approval process is usually quite fast. Remember, the core task is to prove to the bank that ‘I have a stable, legal income and can afford the repayments.’
Identity and Foundational Documents
This section is all about proving who you are and confirming your intent to purchase the property. These are mandatory requirements; none can be skipped.
- NIE/TIE: Your residence card must be valid.
- Passport: Must also be valid.
- Empadronamiento (Proof of Address): A recent certificate, usually issued within the last 3 months.
- Preliminary Purchase Agreement (Contrato de Arras): The deposit agreement you signed with the seller.
- Proof of Marital Status: If married, you may need to provide documents like the Libro de Familia.
Proof of Income and Employment
This is the most critical part of the bank’s assessment! They use this information to calculate your repayment capacity. The required documents differ depending on whether you are an employee or self-employed.

The bank needs to understand your overall financial health and assess your risk profile by reviewing elements like the costs of buying a home in Spain. So, it’s wise to maintain a healthy bank statement—try to avoid living paycheck to paycheck.
- Bank Statements: Usually from the last 6 to 12 months. The bank mainly looks at your saving habits and regular expenses.
- Credit Report (CIRBE): This report from the Bank of Spain details your liabilities with all Spanish banks. The bank will retrieve it, but you can also request a copy yourself to know where you stand.
- Proof of Other Assets: If you own other properties, stocks, or funds, providing documentation can strengthen your application by proving your solvency.
Proof of a million-dollar savings account Just kidding, but proof of sufficient funds for the down payment and closing costs is absolutely essential!
One final piece of advice: Every bank has slightly different requirements. For instance, one might ask for 6 months of bank statements, while another wants 12.
