Hi everyone, I recently just finalized the purchase of my first home in the south, and let me tell you, it was quite a journey… I learned a lot by making a few mistakes. Today, I want to share what ‘extra’ money you need to prepare beyond the property price itself, which isn’t always covered in guides about documents for a mortgage in Spain. Many people focus only on the asking price and get caught off guard by the various taxes and fees. I hope my checklist can help those who come after me!

Broadly speaking, the costs of buying a home can be divided into two main categories: taxes and other expenses. Don’t underestimate them; they add up to a significant amount. It’s generally recommended to budget an additional 10% - 15% on top of the property price.
Main Taxes
This is the largest part of your expenses, and the taxes you pay differ completely depending on whether you’re buying a new build or a resale property.
New Build Properties
If you’re buying a new home directly from a developer, there are two main taxes involved:
- IVA (VAT): This is currently 10%. For example, on a €500,000 property, the IVA would be €50,000. This rate is uniform across the country.
- AJD (Stamp Duty): The full name is Actos Jurídicos Documentados. The rate for this tax varies by autonomous community, typically ranging from 0.5% to 1.5%. It’s best to check the specific rate for your region before buying.
Resale Properties
If you’re buying a resale property, you don’t pay IVA, but you do have to pay a different tax:
- ITP (Property Transfer Tax): The full name is Impuesto sobre Transmisiones Patrimoniales. This tax rate is also set by each autonomous community and usually ranges from 6% to 10%. For instance, in Madrid, it’s 6%, but in Catalonia, it starts at 10%. This is a huge difference!
I initially thought it was a national standard, but thankfully I found out in time.
Other Necessary Expenses
Besides taxes, a bunch of other miscellaneous fees are waiting for you. While they might seem small individually, they add up to a considerable amount.

Buying a property is definitely a major project. You need to factor in all these costs to create a realistic budget.
