Hi everyone, I’ve been a longtime lurker on this forum, enjoying all the life experiences you share. Today, it’s finally my turn to ask for some serious advice. Due to family needs, I’ve started looking at properties. As it happens, a friend is moving to Madrid for work and is selling his detached house in the suburbs of Valencia, and he asked if I was interested.
The house is in a pretty quiet Urbanización, about a 25-minute drive to Valencia city center. I went to see it and it feels pretty good. I’m tempted, but it’s a huge amount of money, so I’m a bit nervous. Therefore, I’m posting the basic details about these Spanish villas so you all can help me take a look at Spanish villa prices and give me some opinions.
Basic Information about the House
- Location: Near Valencia, I’ll keep the specific area private for now
- Size: Plot size is about 600 sqm, with a building area of around 180 sqm
- Layout: Two floors, 4 bedrooms, 3 bathrooms, with a separate kitchen and living room
- Highlights: Comes with a private pool and a well-maintained garden, plus a BBQ area. Ample parking space too.
The only drawback is that the decor is a bit dated, from a few years back.
Here’s a picture of the exterior, it looks pretty well-maintained:

The price my friend is offering is lower than the market rate in the area, which is the main reason I’m so tempted. I did some research and summarized the pros and cons. Let me know what you think of my analysis. Does this look right for a property like this? For reference, I’ve also been checking out listings for villas in Barcelona.
| Pros | Cons |
| Very attractive price (a friend’s deal) | A bit far from the city, commuting requires a car |
| Quiet environment, good privacy | The house is a bit old, some parts need renovation |
| Has its own garden and pool, high quality of life | Local amenities are average, not as convenient as the city center |
My main questions are for those of you who have bought property in Spain: for a house like this, besides the purchase price, what are the approximate ongoing ownership costs? Are there any particular pitfalls to watch out for? What are the key things to check during a viewing? Any advice you can offer? A recommendation for a reliable lawyer would also be greatly appreciated. Thanks in advance to everyone!
