Land and Design
First, the land. You can’t just build a house on any plot of land; it must be Suelo Urbano (urban land), which typically already has connections for utilities like water and electricity planned. Before buying, it’s crucial to have a lawyer verify the land’s classification and any potential restrictions. In terms of design, classic Andalusian, modern minimalist, or Mediterranean rural styles are very popular. Personally, I’m most fond of the combination of white walls, terracotta roof tiles, wooden doors and windows, and wrought iron railings—it feels like the very soul of Spain!
The Big Question of Budget
Money is an unavoidable topic. The budget can vary immensely, depending on your choices. Based on quotes from some architects and builders, I’ve put together an extremely rough estimate table for a self-build villa in Spain to give you a general idea. Note that this is only a rough estimate for the construction itself and does not include the cost of the land, various taxes, municipal permit fees, architect and technician fees, etc. These miscellaneous costs can add another 25%-35% to the total construction cost!
