Work has been a bit slower lately, so I’ve started thinking about buying property in Spain again. I’m tired of the hustle and bustle of Madrid and Barcelona and want to find a quiet place with historical charm. After researching the Castilla-La Mancha region, my attention was completely captured by Cuenca.
Cuenca is most famous for its hanging houses (Casas Colgadas), and the entire old town is a UNESCO World Heritage site. The city is surrounded by the Júcar and Huécar rivers, and the scenery is absolutely breathtaking. I get the feeling that the pace of life here is slow and comfortable, not as restless as in the big cities. It’s not too far from Madrid either, about an hour by high-speed train, making weekend trips to the capital very convenient. For those who prioritize quality of life over just a bustling atmosphere, this place seems like a perfect choice.
I’m mainly looking at ‘chalets’ on the outskirts of the city. The prices for second-hand villas here are incredibly friendly compared to the big cities! Many come with a small garden, and some even have a swimming pool. I’ve looked at a few listings, and you can find very nice properties between €150,000 and €300,000, typically over 150 square meters, which feels like excellent value for money. Here’s a picture I found online of a similar style that represents my ideal home:

Imagine living in a house with a yard like this, with a dog and some flowers—it sounds so idyllic. Though I suppose the upkeep could be a bit tiring.
A Preliminary Look at Different Areas
Prices and Characteristics
Based on information from real estate websites, I’ve put together a brief overview of different areas. This might not be entirely accurate, so please use it as a general guide. You can find more details in this article about second-hand villas in Spain.
| Area | Avg. Price (€/m²) | Characteristics |
| Old Town | 1000 - 1500 | Unbeatable views, historic feel, but older buildings and poor accessibility |
| New Town | 1200 - 1800 | Full amenities, good transport links, mainly apartments |
| Surrounding Towns | 800 - 1200 | Lower prices, larger properties, mostly villas, requires a car |
Personally, I’m leaning towards the surrounding towns, like Aras de Luz or Villar de Olalla, which are only a ten to fifteen-minute drive from the city center.
I’m quite smitten with Cuenca. However, buying a second-hand home is a big decision, especially for us as foreigners. I was wondering if there’s anyone on the forum who knows Cuenca well? Or any experienced buyers who have purchased property in other small Spanish cities? Are there any specific pitfalls to watch out for in the local second-hand market? For example, regarding building structure, taxes, or dealing with locals. Any advice would be greatly appreciated. Thanks in advance!
