I’ve been in Spain for a few years now and have always been obsessed with the Mediterranean sun and sand. Last year, I finally took the plunge and bought a small beach house on the southern coast. Seeing more and more people on the forums discussing buying property, I decided to start this thread to share my real experiences over the past year. Hopefully, it can serve as a reference for others with a ‘dream of living by the sea,’ and I welcome everyone to join the conversation.

Location: More Than Just the View
When people think of beach villas, Marbella or Ibiza often come to mind. While those places are stunning, their prices are… also quite stunning. We ultimately chose a small town near the border of the Valencian Community and Andalusia. The advantages here are that property prices are more reasonable, there are fewer tourists than in popular cities, the pace of life is slower, and you get a more authentic local experience. When choosing the location, we mainly considered a few factors: distance from major cities, community maturity, type of beach, and the neighborhood composition. I’d recommend not only viewing properties during the peak summer tourist season. Visiting during the off-season to check out a Spanish sunshine villa will give you a much more authentic feel for a place.
Daily Expenses: Where the Dream Meets Reality
The joy of owning a sea-view home is real, but so are the bills that come with it. Besides property tax (IBI) and community fees, pool and garden maintenance are significant expenses. Especially in the summer, the pool needs frequent cleaning and water changes, and the garden requires regular trimming. Additionally, the coastal humidity and salt air corrode the house faster than you might think. The exterior paint and rust-proofing for metal railings require more attention than for an inland property. Here’s a rough breakdown of my annual maintenance costs for reference:
| Item | Estimated Annual Cost (€) |
| Pool Maintenance | 800 - 1200 |
| Garden Upkeep | 600 - 1000 |
| Home Insurance | 300 - 500 |
| Community Fees | 500 - 900 |
| Property Tax (IBI) | 400 - 800 |
Lifestyle Changes
The biggest change, of course, is the pace of life. I used to live in Madrid, where every day was a rush. Now, I can go for a run along the beach in the morning, have coffee and read a book in my own yard in the afternoon, and have friends over for a barbecue on the weekend. Life has become simple and pure. Of course, there are ‘inconveniences.’ For example, there are very few food delivery options here, and the nearest large shopping center is over a half-hour drive away. But this ‘inconvenience’ has made us more inclined to cook for ourselves and has cut down on a lot of unnecessary spending. For me, it’s a healthier, more down-to-earth way of life. I used to always think about going clubbing, but now I prefer falling asleep to the sound of the waves.
Owning a Spanish beach house gives you more than just the property itself; it’s a whole new life experience. It has its beautiful side, but also a practical side that requires careful management and maintenance. If you also dream of this lifestyle, I recommend doing your homework and rationally assessing your needs and budget. I hope my sharing helps, and I look forward to hearing your stories!
