With the weather getting better and better, looking at the blue sky and white clouds has me dreaming about buying a little villa with a yard again. After living in Spain for so long, I’ve always wanted my own sunny little courtyard to grow flowers, and have a BBQ on the weekends. That feels like the complete Mediterranean dream! But dreams are one thing; the wallet tells the real story. I’ve recently spent a lot of time researching villa prices in various regions and discovered it’s a pretty complex market, so I wanted to share my findings and get your thoughts.
Initially, I was lured in by clickbait titles like ‘Get a Costa del Sol Villa for just a few hundred thousand euros!’ but in reality, it’s far more complicated. A property’s price is heavily influenced by its location, age, plot size, and whether it has a pool. For instance, a seaside villa in a prime area of Marbella can easily go for over a million or even several million euros. However, if you venture a bit inland or look at less popular towns, like some villages in Murcia or Almería, you can indeed find decent detached houses for over €300,000.

A Look at Prices in Key Regions
I’ve mainly focused on the southern region of Andalusia and the eastern Valencian Community, as both are sunny and popular choices for holiday homes. I’ve put together a very rough price range to give you a general idea. Keep in mind this is based on personal observation and not official data; the final price always depends on the specific property.
Comparing Popular Coasts
| Region | Villa Type | Reference Price Range | Features |
| Costa del Sol | Townhouse / With a small yard | €350k - €700k | Developed infrastructure, popular with Brits, higher prices |
| Costa Blanca | Detached / With a pool | €300k - €600k | Great value, good community feel, pleasant climate |
| Costa Brava | Cliffside sea view villa | €600k - €1.5M+ | Stunning views, close to France, expensive |
If you’re looking for that perfect villa with sea views right from your door, a large pool, and a garden, you’ll need a budget of at least €500,000. If your budget is around €300,000, you can find great deals by looking at townhouses or detached villas a short drive from the coast. Personally, I feel that for an average family interested in Spanish beach villas, buying a mansion right off the bat isn’t realistic. A more sensible approach is to find a pre-owned villa in good condition, located in a neighborhood with a great community and convenient amenities. For those of you who are also house-hunting or have already bought, what has your experience been like? Which areas offer the best value for money? Are there any pitfalls to avoid?
