With the weather getting better, the idea of buying a small villa has been on my mind. Just imagining spending weekends with the family, soaking up the sun, and having a barbecue—what a dream life! So, I started an intense online property search, focusing on popular areas like the Costa del Sol and Costa Blanca. I was in for a shock; the price range is incredibly wide! From just over €200,000 to several million euros, it was completely overwhelming.
Initially, I kept seeing ads proclaiming ‘Own a sea-view villa for €200,000,’ which sounded fantastic. However, after deeper research, I found that villas in this price range usually have a few things in common: they’re either in a relatively remote location, a good half-hour drive or more from the beach and town center; or they’re quite old and require a significant budget for renovations. Some are also townhouses or very small detached villas, a far cry from the ‘villa’ with a large yard and pool I had in mind.

To make things clearer, I’ve summarized some of my recent house-hunting takeaways. These are mainly based on observations in the areas around Málaga and Alicante, so they may not be perfectly accurate, but they should serve as a useful reference. I’ve broken down the budget into several tiers to see what kind of property you can generally get for your money.
Overview of Villas by Budget Range
| Budget Range | Potential Type of Spanish Sunshine Villa You Can Buy | Pros | Cons |
| €200k - €350k | Townhouse or small detached villa in a more remote area | Low entry price | Remote location, old property, needs renovation |

| €600k - €1M | Detached villa in a prime location, usually with a private pool | Excellent location, well-equipped, move-in ready | High taxes and maintenance costs |
| Over €1M | Luxury villa, estate | For most of us to just dream about Very expensive | Top-tier location, incredible sea views, maximum privacy |
The €400,000 to €600,000 range seems to be the sweet spot for an average family. In this price bracket, you can find a detached or semi-detached villa in good condition in a convenient area not far from the sea. Many come with a communal pool and garden, offering a very decent quality of life. If you’re also on the property hunt, feel free to share the areas you’re looking at and your budget.
