Key Factors That Determine the Price
To understand the total cost, you first need to know where the money goes. I’ve broken it down into these main expenses: the land plot, building permits, foundation work, the house structure itself, and various taxes and fees. We won’t delve into land prices, as they vary drastically—a plot on the outskirts of Madrid can cost several times more than one in a small Andalusian village. Let’s focus on the house itself.

Approximate Cost of the Wooden House Itself
I’ve consulted several companies that specialize in wooden houses, and the market prices vary quite a bit. The final cost mainly depends on the quality of the wood, the thickness of the walls, the complexity of the design, and the standard of the interior finishes. Generally, there are two main options: one is a ‘Kit,’ where you just buy the materials pack and hire your own team to assemble it; the other is ‘Llave en mano,’ which is a turnkey project where the construction company handles everything.
For a detached house of around 100 square meters with a standard design, I’ve put together a rough cost range for your reference:

All things considered, if you’re starting from scratch by buying land, getting permits, and then building a medium-to-high quality 100 m² wooden house, a total budget of €250,000 to €350,000 is a realistic figure. Of course, if you already own the land or choose a region with a lower cost of living, you can save a considerable amount.
