The weather has been getting better lately, which has rekindled my interest in the current market for coastal properties in Spain. Overview of Property Prices in Popular Coastal Areas
My overall impression is that property prices in Spain, especially in places like the Costa del Sol and Costa Blanca, have really gone up since the pandemic. I used to think you could get a decent apartment for a little over a hundred thousand euros, but now the options at that price point are much more limited, and the location and condition of these sea view properties in Spain might not be ideal. It seems that to buy a two-bedroom apartment with a good location, orientation, and floor level, you now need a starting budget of at least €200,000 to €250,000.

Price Differences Between Cities
I focused on three cities I personally like: Valencia, Malaga, and Alicante. Each has its own unique charm, and the price differences are quite significant. Malaga, being the heart of the Costa del Sol, attracts many international buyers, which has driven prices up the most. Valencia, as Spain’s third-largest city, offers excellent amenities and relatively better value for money. The area around Alicante is a traditional holiday destination with a large supply of smaller apartments.
I’ve put together a simple table—and by the way, when buying coastal property, you should be aware of the Ley de Costas. The data is based on the approximate average price for two-bedroom apartments of 70-90 square meters, located within a 15-minute walk to the beach. Of course, this is just a rough estimate, as the final price is heavily influenced by factors like the floor level, age of the building, renovation status, and community amenities.

To be honest, seeing Malaga’s prices made me feel a bit discouraged, or let’s say, more sober. Of course, if you look in the surrounding smaller towns, like around Estepona or Nerja, you might find some pleasant surprises, but you’d have to compromise on transportation and daily convenience.
