If you’re getting a mortgage, add the bank’s valuation fee and account setup costs. Don’t just focus on the asking price, or you might find yourself short on funds later.
- NIE Number: This is the Foreigner’s Identity Number (Número de Identificación de Extranjero), which is essential for buying property, opening a bank account, and signing contracts in Spain. Without it, you can’t do anything. If you haven’t applied for one yet, I recommend booking an appointment at the police station as soon as possible.
Second Step: Finding a Property and On-site Viewings
There are many ways to find a property, and combining online and offline searches is the most efficient. I primarily used major property portals like Idealista and Fotocasa. You can set filters for area, price, property type, and more, which is very convenient.

Once you find a property you like, it’s time for the most important part—virtual tours an actual on-site visit! When viewing a property, don’t just look at the decor. Pay attention to key details: the property’s orientation (for sunlight), whether the neighborhood is safe and quiet, and the convenience of nearby transport and amenities. Ask the agent or owner lots of questions about neighbors, community fees, and other details that will directly affect your future quality of life.
Third Step: Making an Offer, Reservation, and Signing Legal Documents
If you’ve found a house you love, you can move on to the exciting stage of making an offer. If a price is agreed upon, you’ll typically sign a reservation agreement and pay a deposit. This contract is crucial as it outlines the rights and obligations of both buyer and seller and sets a date for signing the final purchase deed. At this stage, I strongly recommend hiring a reliable lawyer. They will review the contract terms and conduct due diligence to check for any debts or illegal structures. This is a vital step for any purchase, especially if you’re considering it as a Spanish property investment.

In the presence of the notary, you’ll pay the remaining balance and all related taxes and fees. Then, the seller will hand over the keys. At that moment, the property is officially yours!
