Hello everyone, I’ve recently been looking at houses in the Spanish countryside, the kind of Fincas or Casas Rurales with a yard or even a plot of land, dreaming of getting away from the hustle and bustle of the city. However, after looking around, I’ve found that the price differences are huge, ranging from a few tens of thousands of euros for a ruin to over a million for a grand estate. So, I wanted to start a thread to share the information I’ve gathered and invite experienced folks to join the discussion!

Core Factors Influencing Country House Prices
You can’t simply ask, “How much does a country house cost?” The price depends on many factors. I’ve summarized a few key points:
- Location: This is the most important factor. Inland areas in southern Andalusia and certain villages in northern Galicia are relatively affordable. But if a cave house is near the coast, a major city, or in a popular tourist area, the price is in a completely different league.
- Property Condition: Is it a Ruina that needs a complete renovation, or a house that’s ready to move into? An old stone house might sound romantic, but the renovation costs can be higher than the purchase price itself, and getting utilities like water and electricity connected can be a major issue. Many properties listed for under €50,000 are typically of this type, requiring significant investment.
- Land Size and Type: Does the house come with a small garden, or does it include several hectares of olive groves or vineyards? Whether the land is classified as Rústico (rural) or Urbano (urban) will greatly affect its value and potential for future development.
Price Overview by Region
The differences between autonomous communities are quite significant. I’ve created a simple table to give you a rough idea. These prices are just an approximate range; the actual cost depends on the specific property.
| Region | Property Type | Reference Price Range |
| Andalusia (Inland) | Small farmhouse to be renovated | €50,000 - €150,000 |
| Catalonia (Suburbs) | Farmhouse in decent condition | €300,000 - €800,000+ |
| Galicia | Stone house needing restoration | €40,000 - €120,000 |
| Valencia (Inland) | Villa with orange groves | €150,000 - €400,000 |
Personally, I feel that if you’re on a limited budget but want a nice environment, the inland areas of Andalusia or the ‘Green Spain’ regions like Asturias and Galicia are great places to treasure hunt. For example, a friend of mine bought a small Finca in good condition near Granada for about €120,000, which came with a small olive grove. Although it’s not large, it’s very pleasant for him to live in. Of course, he also put a lot of effort into its upkeep and decoration. Even more affordable and unique properties like a Spanish cave house can be found in these areas.
When buying a house in the Spanish countryside, acting on impulse is a bad idea; you must do your homework. Besides the purchase price, you also need to consider subsequent renovation costs, the annual IBI (property tax), utility connections (water, electricity, internet), and community fees, not to mention the upkeep of your Spanish garden. I hope this information is useful to everyone! I’d also love to hear your thoughts. Which regions are you looking at for a country house? And what’s your approximate budget?
